South Mallorca in demand among foreign buyers

Agent research has revealed that property sales in Mallorca have doubled over the last five years.

Engel & Völkers said that the southern part of the island has seen demand heighten as a result of its vicinity to the International Airport, to Palma and efficient sports facilities.

In fact, the areas of Son Veri, Cala Blava and S’Estanyol located in the capital of Llucmajor are all seemingly popular.

Christina Deutsch, managing partner of Engel & Völkers Central and South, said: “Over the past five years, sales transactions have doubled and last year we saw an increase in sales of 6.5% over 2017. We also witnessed a marked increase in the average price of property which is mainly due to the limited supply of property along the coast and increased demand.”

She went on to point out that buyers mainly originated from Germany, France, Spain and the Netherlands, and that they mostly expressed interest due to the good value for money.

Prices for apartments start from €280,000 in areas like Cala Pi, and climb to €500,000 for the most in-demand areas across the coastline, at Son Veri Nou and Bellavista.

Villas in close proximity of the sea currently cost €1.9 million euros, while inland, they cost an approximate €1.4 million.

Meanwhile, Llucmajor saw the highest sales price in 2018, totalling to €15.3 million – Engel & Völkers said.

Deutsch went on to say: “I have been telling my clients about the beautiful south for some time but in the past five years there has been a marked shift in market demand as clients are increasingly interested in this stretch of coastline where they can get more for their money than in other areas of Mallorca and still be close to Palma.”
